The Sheikh Zayed Road office market refers to the section of Sheikh Zayed Road Dubai located between the Trade Centre roundabout and the First Interchange. The area is home to the Dubai Financial Market (DFM) located in the Dubai World Trade Centre, which is one of two exchange markets located in the city. Located next to Dubai International Financial Center and Downtown Burj Khalifa, Sheikh Zayed Road comprises of high rise buildings with retail on the lower floors and residential or office space on the higher floors. Prior to the development boom in the UAE, there was a shortage of quality office space in Dubai, which saw many residential towers on Sheikh Zayed Road converted into commercial office towers. While the built up density of the area has led to a shortage of parking spaces, the area is well connected by the Dubai Metro with three stops and bus services making it easier to access via public transport.
Sheikh Zayed Road is home to many international firms including Ernst & Young, Emirates Investment Group, Jumeirah Capital and British Airways. Some of the notable commercial buildings include Rolex Tower, Emirates Office Tower, City Tower 2, Sama Tower, and Park Place.
