Downtown Dubai is a master planned area developed by Emaar Properties which is home to some of the city’s most important tourist attractions such as the Burj Khalifa, the Dubai Mall and the Dubai Fountain. The main business location is Emaar Square, a six building business park. Downtown Dubai along with DIFC and Sheikh Zayed Road is now considered Dubai’s central business district. The Downtown Dubai area is very attractive for businesses that want to be close to DIFC, but do not qualify for a license within the zone. The area benefits from proximity to the Dubai Mall and Souk Al Bahar that offer various food and beverage, retail and leisure options as well as the presence of multiple residential and hospitality developments in the area. The area is well connected with access to Sheikh Zayed Road, Al Khail Road and the Dubai Mall/Burj Khalifa metro station.
The limited supply of high quality office space for rent in Dubai has led to high occupancy despite above average rental rates at Downtown Dubai. There are a number of banks and professional services companies located within Downtown including HSBC, Barclays, and Pricewaterhouse Coopers. Standard Chartered recently started work on its own regional headquarters in the area comprising of 13 office floors and a 4 story parking facility. Prominent commercial buildings of the locality include Burj Khalifa, and Boulevard Plaza Dubai.
